1. Agreement to these terms
These Terms of Service govern your use of www.realestateroyce.com and any services provided by Real Estate Royce ("Real Estate Royce," "we," or "us"). By using this site you agree to these terms. If you do not agree, please do not use the site.
2. Nature of our services
Real Estate Royce provides real estate consulting, advisory, lending facilitation, and development services. Consulting deliverables are informational and strategic in nature. They are not legal, tax, accounting, appraisal, brokerage, or securities advice, and they are not a substitute for your own professional advisors.
3. Engagements and service agreements
Packages requested through this site are proposals only. No engagement begins until a written service agreement is executed by both parties. That agreement controls scope, fees, payment schedule, term, and deliverables, and it supersedes any conflicting language on this site.
4. Fees and payment
Prices shown on this site are estimates and may change. Invoices are due on the dates stated in your service agreement. Deposits are generally required before work begins and are non-refundable once work has commenced, except as stated in your agreement. Payments are processed by a third-party payment processor; we do not store full card or bank account numbers.
5. Lending
Loan programs described on this site are illustrative. All lending products are subject to underwriting, approval, and applicable law. Submitting an inquiry does not create a loan commitment or a lender-borrower relationship, and no rate, term, or leverage is guaranteed until issued in a written commitment.
6. Client portal and accounts
Portal access is provided to clients for the duration of an engagement. You are responsible for keeping your credentials confidential and for all activity under your account. Do not upload material you are not authorized to share.
7. Intellectual property
All site content, models, templates, and deliverable formats remain the property of Real Estate Royce. Deliverables prepared for you may be used for your own investment purposes and may not be resold, republished, or distributed as a commercial product without written permission.
8. No guarantee of results
Real estate involves risk, including loss of principal. Past results do not guarantee future performance. Nothing on this site or in any deliverable is a promise of profit, appreciation, occupancy, financing approval, or entitlement outcome.
9. Limitation of liability
To the fullest extent permitted by law, Real Estate Royce is not liable for indirect, incidental, consequential, or punitive damages. Our total liability arising from any engagement is limited to the fees you paid for that engagement.
